We are preparing a long-term plan for West Glenfield that provides not just homes but open space, parks, paths and playgrounds and a vibrant new town centre where people can shop, access services, dine and meet.
Conveniently located with easy access to the M5 Motorway and Hume Highway, and next to Glenfield train station, Glenfield already has the key infrastructure in place to support a mix of housing options.
Landcom’s site on the west side of Glenfield train station was rezoned in 2021 to deliver more than 3,900 new homes over the next 15 years, through the structure plan approved by Department of Planning, Housing and Infrastructure.

The existing structure plan approved in 2021 envisages 7,000 new homes in Glenfield, including more than 3,900 west of the rail line. The current housing crisis has highlighted the critical need for more housing and more accessible and affordable homes to meet existing and future community needs.
As we have progressed planning and engaged with experts and planning specialists, it has become clear that Glenfield can accommodate more housing than initially thought. Our planning proposal outlines the planning controls to build between 4,900 and 5,500 new homes west of the rail line, including a mix of apartments (high and mid-rise), townhouses and single dwellings.
New homes will be delivered in stages over the next 15 years, together with the parks, open spaces, pathways and community facilities that will further elevate Glenfield as a vibrant, inviting and sought-after destination.
The West Glenfield project is a Landcom initiative to develop a new, vibrant neighbourhood in Sydney’s southwest. The vision is to create a thriving, sustainable, walkable, and connected community that offers residents a lifestyle enriched by proximity to public transport and recreational opportunities. The development will feature a mix of homes, leafy, green streets, complemented by walking and cycling links to the train station, open spaces, and a lively town centre.
Landcom is undertaking this project to address Sydney’s housing needs by delivering new homes over the next 15 years. The project exemplifies our commitment to boosting the supply of diverse housing and creating great places to live.
West Glenfield is conveniently located next to the Glenfield Train Station, a major interchange providing train connections to Sydney, Campbelltown and Parramatta. West Glenfield also has easy access to the M5 Motorway and Hume Highway.
Future planning: options by NSW Government are being explored to potentially connect Glenfield Station and extend the southwest rail link to the new Western Sydney Nancy Bird Airport and possibly the future metro rail network.
Landcom, a NSW Government land development agency, is leading the project in collaboration with Campbelltown City Council and other key stakeholders.We have been developing communities for over 47 years, including at Edmondson Park, Rouse Hill, Bungarribee, The Ponds, Middleton Grange and Thornton just to name a few.
The development will feature a mix of housing types. Homes will be detached dwellings on a range of lot sizes, including smaller lots that provide a more affordable option for families and young couples, together with townhouses and apartments in blocks ranging in size from medium (4 – 14) stories to medium-high (15 – 22) stories. Higher buildings will be clustered around the train station to build more homes close to well-serviced public transport. Buildings near the train station will also include shops, facilities, and services to support the new community.

The development is designed to enhance connectivity, offering residents easy access to public transport and recreational opportunities. It will feature walking and cycling links to the train station and beyond, aiming to reduce car use and promote a healthier lifestyle.
The project is well-located adjacent to the M5 Motorway and the Glenfield Train Station, so many residents will be able to access local jobs easily and visitors will find Glenfield accessible.
While the project encourages active and public transport use, provisions for parking will be made to accommodate residents and visitors.
The development will include infrastructure improvements to support the new community, ensuring safe and efficient movement within and around the area.
The project team is working closely with Transport for NSW and Campbelltown City Council to identify ways to manage any projected traffic impacts from the development.
We are committed to community consultation and encourage residents to get involved through various channels, such as community workshops and surveys.
We are talking with the community about the draft planning proposal before it is submitted. This stage of consultation will run from April through to May 2025.

Yes, the project aims to celebrate the site’s unique farming history. The heritage-listed and protected, Macquarie Fields House is near the site, and planning has taken into account the views from this building. Heritage values have also influenced and shaped the early planning and will continue to be incorporated into the more detailed design as it progresses.
The development plans to establish a leafy tree canopy and green open spaces to help reduce the impact of Western Sydney’s hot summer heat, providing residents with ample outdoor recreational opportunities.
Open space and access to recreational and fitness opportunities are central to liveable communities.
Glenfield will feature a wide range of open spaces in different shapes and sizes, with a view to having as many homes as possible, in short walking distance of green open spaces.
Final design of these parks, paths and open spaces will be the subject of further consultation as the project progresses.
