Technical investigations

We are working with a range of technical specialists to understand the site, helping to prepare a draft concept design.

Technical studies cover:

  • site access, traffic and parking management
  • housing needs analysis
  • social infrastructure and community needs analysis
  • Aboriginal cultural heritage and European heritage
  • neighbourhood character
  • urban design
  • landscape design
  • civil engineering
  • environmental assessments to help manage potential impacts relating to:
    • ground conditions
    • stormwater
    • views
    • biodiversity.

Refining our plans

We will finalise technical studies and refine the concept design by considering:

  • community feedback
  • feedback from Lismore City Council, government agencies and other stakeholders
  • the opportunities and constraints of the site including:
    • planning controls
    • land use zoning
    • feasibility considerations
    • Landcom's housing targets.

We aim to submit the development application, including the final concept design, with Council in the coming months.

Next steps

The community can provide feedback about the development application when it is publicly exhibited by Council as part of their assessment process.

Council will provide their assessment report to the Northern Regional Planning Panel for determination. The Planning Panel is an independent body who make decisions on regionally significant development applications.

Subject to approvals, we hope to begin construction in 2025, with keys in doors for tenants in 2026.
